The Oak Beach Inn (OBI) was in Wantaugh, Long Island, right next to the 
popular Jones Beach.  However a while back it closed.  I forget the reason.  
However there is a place in Hampton bays called CPI (I believe).  That may be 
the place you are referring to.  

I actually never had (or made) a LIT w/o Tequila.  I got to try it now without 
it.  Thanks guys!
